Our Bali Prefab Houses are designed by our architects and engineers and produced in our factory in Bali, based on 40 years of International Timber Prefab experience. No need to engage a contractor to re-assemble the house at your end. Our Prefab Bali Houses are prefabricated in such a way that the units are easily re-assembled with little DIY experience and....without one nail to be driven..!!! (*). Our Wooden Bali Prefab Knockdown Houses use either stainless steel or galvanized steel fasteners for the structural parts combined with stainless steel Philips screws for the flooring and siding boards.

TENDERS & BID PROCEDURES

We are bombarded with inquiries for our Bali Prefab Houses. You may guess that the preparation of these quotations is very time consuming and among them we receive regular inquiries based on a "tender" or a "competitive bid procedure". Needless to say that these generally large quotations may cost us 2 to 3 weeks to prepare with a slim chance of winning the bid (the more contenders, the lower the chance of becoming the successful bidder). As a result we may not respond to a request for a quotation based on a tender or competitive bid procedure if a firm commitment on an order is not in place. PRICE LIST

Our Bali Prefab Houses price list has been renewed and revised. You now have the possibility to "interactively"  review the prices of all of our 86 models !!!!!! in a Basic option, a Traditional Standard option, a Deluxe option and an ECO option in just one click. You can even have the program calculate the volume discount if you order a number of identical units. The Bali Prefab Houses price list also includes a table showing the total lead time and a one-click function to check the landing costs (unit + shipping costs and number and type of containers required) to your destination or a destination nearest to your end. Last but not least the list indicates which models can be upgraded to hurricane resistance and which models are not suitable for that purpose. LAND FOR LEASE IN BALI WITH YOUR OWN WOODEN PREFAB VILLA BUILT ON IT

We acquired 1 Ha (10,000 sqm) of prime land in the North-West of Bali (just outside the Bali Natural park in front of the Menjangan island) and in the center of Bali's diving paradise. The land is situated about 600 meter from the beach and will be developed into lots of 300 sqm. up to 1,000 sqm. (3,230 sqft to 10,760 sqft), resort style. If you are interested in a long term lease of one or more of the lots inclusive of one of our wooden prefab houses owned by you or based on time sharing you may contact us via <Bali land> and state your interest. It is said that imitation is the sincerest form of flattery.  In the world of Bali Prefab Houses (the Wood "World" in Bali which is the center of Prefab Housing fabrication in Indonesia where it all happens), there are a  number of knock-off companies that feel that our designs are the ones to imitate.  Of course, buyers should be aware that copying the external appearance of a design does not mean that someone who lacks formal engineering training would properly copy the important details such as the special structural prefab connections, beam sizing and truss design.  Our web site is frequently targeted by newcomers who ruthlessly copy text and/or copy copyrighted pictures from our web site as to use them in their own web site. In addition our innovative web site and prefab building ideas are frequently taken advantage of and employed by others to imitate us. So be it, we feel flattered at least and we apologize for the fact that you may consider us protective (for a good reason, we guess).

Who are we and how are we organized.......

BALI WOOD HOUSES is a partner in a local joint venture comprising four companies. The joint venture was established in the year 2000 together with BWTC (Bali World Trading Co.), Bali Timber World  and Bali Timber Houses (*) Since its start the joint venture has grown rapidly to become one of the foremost manufacturers in Prefab Houses in Indonesia of engineered Prefabricated Wooden Houses and Prefab custom made Houses and Villas, in particular for Bali style Prefab Houses, Bali style Bungalows and Gazebos. We can also supply Log Cabins and Log Homes and Tree Houses. We have a staff of architects, professional engineers and site supervisors to guarantee that our product has the required structural integrity and remains of the quality you expect, whether it is low cost or high-end.

The Bali Prefab Houses are either designed in Bali style or may be designed following a client's concept (custom or tailor made). We fabricate Timber Knockdown Houses in the range from small huts, cottages, ECO style houses to bungalows and villas for the up-market, Log Cabins and Log Homes (on special request), and Tree Houses. Bali Gazebos are available in many sizes and choices of material.
Bali Wood Houses and its partners are bringing a new high end quality to the class of residential construction. Each of our Prefab Houses (Bali Knockdown Houses, Log Cabins, etc ) and Bali Gazebos is solely made from Tropical Hardwoods.  We fabricate our Prefab Houses and Gazebos like fine furniture without the use of one nail (except for the low cost budget option, which uses some nails).

Quality and engineering, hurricanes, earthquakes.........

It is a misconception to believe that a Prefabricated Wooden House is a simple structure comprising an integrated system of wooden beams, trusses, sidings and floors connected to each other with bolts and screws. It is by far the beauty of the Bali style Knockdown House and the quality of the materials used that counts, instead it is for a great deal the structural integrity which is of paramount importance. In respect to this we would like to alert our visitors that any wooden prefab structure is extremely sensitive for unbalance (in engineering terms: stability). This is mainly caused by the hinged inter-connections between beams, columns and trusses. A Wooden Prefab House may be strong enough to safely absorb vertical loads, but may easily collapse due to its - often overlooked  - hidden lateral instability.  Under lateral loads such as high winds or an earthquake force any prefab house may disintegrate when the horizontal stability of the structure is too low. This is the professional engineering area where our staff gained 40 years of International design experience.  One should feel safe when a storm passes [1, 2] or an earthquake occurs [3]. All of the designs for houses to be built in cyclone areas are based on the latest USA codes (IBC 2009) and include standard wind loads or full hurricane and earthquake analyses where applicable.  For more information go to the related web pages: <cyclones> and <earthquakes>

(1) 2004:
Hurricane Ivan. Two of our gazebos for the Cayman islands successfully battled the storm. Only some damages caused by flying debris.
(2) 2010:
Hurricane Thomas. Four roof tiles were blown off from our Jineng unit. House remained fully in tact.
(3)
Early morning, February 2010:  Earthquake in Bali, 5.7 on the Richter scale. No damages reported to the Bali house.
 
13 October 2011, 11.15 h. Earthquake in Bali, 6.8 on the Richter scale. No damages were reported to the Bali house, while significant  damages occurred in the neighborhood.
