STANDARD
SPECIFICATIONS FOR OUR BALI HOMES AND GAZEBOS
Our homes and gazebos
are prefabricated strictly in accordance with our standard specifications,
uisng the best materials avialable, fit for its particular purpose.
We will not depart from these specifications unless a client requests us
to do so (and will accept the impact if this turns out to have a negative
influence on the project).
All
tropical hardwood is obtained from sustainable legal plantations monitored
by the Indonesian Government. Unless otherwise noted the wood which is
used for our prefab homes is first class Bangkirai (Shorea Laevis), or
Merbau (Intsia Bijuga). These are two of the four Indonesian wood species
which are not susceptible to termite attacks (the other two species are
Bojonegoro Teak and Iron wood). In order to protect its tropical forests
the Indonesian Government imposed a ban on the use and export of Iron wood
since November 2007, hence this wood cannot longer be supplied.

A full set
of drawings + all necessary technical information will be submitted which
may be required for the application of the building permit to a County or
other Governmental authority.
Export
papers will be accompanied by a Government signed certificate, letter or
otherwise showing that the wood used originates from a legal timber
felling concession. Our prices include a contribution for
the Indonesian reforestation program.
As you might imagine, a hardwood home
is similar to a car in that there are many options which will affect the
price. The price range is due to many factors including:
 | Efficiency, since our designs
utilizes standard lumber sizes (this is in particular an important
factor in designing a GREEN home (ECO home) as inefficiency = waste) |
 | Wood choices for sidings (interior
and exterior) and flooring |
 | Window choices, size and number |
 | Door choices, size and number |
 | Insulation for walls, ceilings,
etc. (above and beyond any specific requirements that Counties may
impose) |
 | Cabinetry choices |
Since early 2010
we have discarded any use of Camphor wood since this wood does not longer
comply with our high demands. We replaced Camphor wood with Nyatoh wood
(also called "Chinese Teak"). Though slightly more expensive than Camphor
wood the advantages are apparent. We now only use Bangkirai (for all
structural works, like beams, columns, trusses) and Merbau or Nyatoh wood for flooring, sidings, doors and
windows.
"One cannot buy a Mercedes for the price
of a Volkswagen". We produce the Mercedes but unfortunately not for the
price of a Volkswagen.

 | As per our standard all flooring is from solid first class Nyatoh
wood (Chinese Teak) with a thickness of 25 mm (1"). Alternatively
Merbau or Bangkirai can be chosen. All screws
are hidden to the eye. It just looks like a parquet floor. Material
choice to be made by client. Price differences are shown on our
downloadable <price list>

 | Our wood shingles are factory installed on panels with a length of
1350 mm (6' - 5") and a width of 500 mm (1' - 8"), in a 3-layer
non-leaking system. The panels interconnect with each other and are very
easy to install. The panels do not weigh more than 40 kg. |

 | Bangkirai wood panels with a thickness of 60 mm (2 11/32") for the
sidings are installed along the perimeter of the house which have a total
thickness of 110 mm (4 5/16"). The panels are divided in sections
of max. 450 x 450 mm (1' x 6") for optimum stability and strength.

 | As per our standard the sidings from 25 mm (1") thick solid
Nyatoh wood boards at the exterior
and interior. Alternatively Merbau or Bangkirai can be chosen. The exterior sidings have a rain water run-off sill. The
total thickness of a siding is 110 mm (4 5/16"). The cavitiy can by
utilized for hiding electrical cables and plumbing line and/or be fileld
with insulation material. |

(close to open sea). |

 | We will upply a full set of detailed drawings and/or a structural
calculation (if required) for submission to Counties
and Building Authorities for the building license application.
Structural calculations are based on the latest USA codes and include an
analysis on hurricane wind forces and earthquake loads (if necessary).

 | We offer a free of charge advise for any shallow foundation and will
provide a drawing showing the locations of these shallow foundations
slabs. |

|
 | A detailed assembly manual will be submitted including with pictures taken
during the pre-assembly. |

other type of glass, except for the glass referred to in “Materials”. |
 | All of our designs are based on the use of shallow concrete
foundation footings. We can provide a foundation advice in the event
that such shallow footings is not an option. |
 | Electrical conduits, switches and sockets. |
 | Potable water and sewer lines (PVC) or tap-ins only (depending on
the wishes of the client). |

list shows the prices for this cheaper option. |
(1) We do not supply Simpson strips. We will advise on
the type and the required volume. Client may purchase these strips and
install them following our assembly instructions.
(2) A static structural calculation will be submitted
when a County or Building Authority requires so. The calculation will
include an analysis for hurricane wind force and/or earthquake force, if
applicable for that region.
The structural calculation will be based on the latest USA Building Codes
(IBC 2006, International Building code and the IRC 2006, the International Residential Code).
(3) To this end the client needs to submit a sketch or
drawing showing the locations of sockets, switches, water and sewer
tap-ins.
