COMPANY POLICY WITH REGARD TO THE PREPARATION OF DRAWINGS, STRUCTURAL CALCULATIONS AND THE PREPARATION OF QUOTATIONS FOR A TAILOR OR CUSTOM MADE DESIGN

P.T. BALI WOODWORLD  regularly receives requests for plans and ideas, in average 3 per week or over. We fully understand that a potential buyer would like to see what he is looking for by having the plans available, and/or wishes to receive a structural calculation for a truss frame for a design approval. However, by submitting such plans we take some risk. In the past we produced plans free of charge which were ready for submission to a Building Department, or we submitted detailed plans to potential buyers who had confirmed to place the fabrication order with us. In reality the clients were only interested in our free of charge designs and plans which were later used to lobby and place inquiries or orders with other firms, based on our drawings. Since early 2004 we have drastically changed our policy as to avoid that we do all the architectural and design works for charity.  

In the event that a client only requires some broad general information we will e-mail one of our standard designs the client is interested in comprising the basic floor plan and one or two elevations (free of charge indeed). These plans provide information as to what the client may be interested in, however, the plans are not to scale and only a few main dimensions are given. In order to obtain more information about the plan you may be interested in buying an <evaluation package>  of one of our standard models comprising floor plan, elevations and  a few cross sections for the price of USD. 400  The costs will be refunded if a fabrication order materializes.       

Two options can be chosen for the design preparations;

ALTERNATIVE 1: A conceptual and a basic set of design drawings will be prepared which may be used by client for a full design review. The set will comprise: floor plans, elevations, a few cross sections, the truss and roof plan, door- and window schedule, foundation advice and information on the timber to be used (mechanical properties). The set of documents may be used for the submission to any Building Department for the application of a building license. Depending on the Building Department's requirements documents may be accepted or extra drawings and/or information may need to be added. In such case it is advised to opt for Alternative 2.       

ALTERNATIVE 2: Similar to option 1 (conceptual + basic design), but with the addition of the detailed design drawings comprising a site plan, structural calculations (if required), all cross sections, trusses and connection details, typical details, the electrical and plumbing plan, review of the geotechnical reports (if available), a foundation plan based on the geotechnical report (if any) showing the foundation anchors an its locations, the detailed technical specifications and a number of artist's impressions (3-D) from the exterior and interior of the building. In fact this is a ready to build document and will enable the client in almost all cases to  quickly obtain a building license from any Building Department. In the event that a Building Department needs additional information we will add this free of charge.        

Note: If alternative 1 was chosen and paid for, whereas the client needs to change to alternative 2 due to additional requirements of the Building Department, the client will be refunded the design fee for alternative 1 and charged for the design fee for alternative 2. 

QUOTATIONS

In average P.T. Bali Woodworld receives 3 inquiries per day for a quotation based on a client's or architect's drawing. This requires significant time spent and effort, since we need to convert an own design to our prefab system which may cost us around 350 to 500 manhours. If you would like to have us prepared are a quotation based on your own design and concept we would advise you to opt for one of the alternatives offered above (alternative 1 or 2). The quotation fee will be refunded in full in the event that a fabrication order materializes.

 

REFUND OF THE DESIGN AND QUOTATION FEE

After a client has decided to continue with his building plans and has paid the design fee we will start with the production of the required drawings. Structural calculations will also be prepared if necessary (*). Once the client has placed the fabrication order to our company we will deduct the full design fee in portions of 50% from the first fabrication payment installment and 50% from the second fabrication payment installment. By doing this the client in fact obtains a free of charge design. The same holds for the fee paid for the preparation of a quotation. 

(*) Depending on the requirements of a County or Building Department whether or not a structural calculation is required. The structural calculation will be charged against an additional fee for any of our conceptual designs or alternative 1.   

NON-REFUND OF THE DESIGN FEE

In the event a client has paid the design fee and decides not to place the fabrication order with our company, client obtains the full ownership of the plans, however, the design fee will not be refunded. The same holds for the quotation fee.
